Driving Footfall and Performance Across a National Retail Portfolio
Client Overview
Blue Tiger partnered with one of the UK’s leading property developers, to support the ongoing promotion of its retail portfolio. The partnership spans multiple retail destinations across the UK, including large regional shopping centres and urban mixed-use environments.
The objective was to drive sustained footfall, increase digital engagement, and improve the efficiency and effectiveness of media investment in an increasingly competitive retail landscape.
The Challenge
Our client’s retail destinations vary significantly in terms of location, catchment, retail mix, and commercial objectives. Each centre required a tailored media approach to ensure activity remained locally relevant and commercially effective.
At the same time, our client needed to demonstrate measurable, incremental impact across the portfolio, with clear performance benchmarks including:
- Year-on-year uplift in footfall
- Growth in website engagement
- Improvement in media cost efficiency
- Strengthening return on advertising spend
The challenge was to balance bespoke local planning with continuous improvement, ensuring performance strengthened year on year without adopting a one-size-fits-all approach.
The Insight
Planning each retail destination in isolation limits the ability to learn, optimise, and improve performance over time. However, applying a single centralised media plan across a diverse portfolio risks losing local relevance and effectiveness.
The opportunity lay in combining centre-led media planning with a shared learning framework — allowing insights from flagship and high-performing centres to inform ongoing optimisation across the wider portfolio.
This approach ensured activity remained tailored to local needs, while benefiting from cumulative learning and performance improvement over time.
The Approach
Blue Tiger planned and delivered media activity on a centre-by-centre basis, tailoring channel mix, budgets, and messaging to reflect the unique characteristics and objectives of each retail destination.
Offline channels such as Out-of-Home and linear radio were used selectively to deliver scale, salience, and local presence within defined catchments. Digital channels — including paid social, paid search, DOOH, programmatic display, and programmatic audio — were then used to build frequency, drive engagement, and capture demand.
Crucially, performance was reviewed on an ongoing basis across flagship centres and the wider portfolio. Learnings relating to channel roles, creative formats, audience responsiveness, and cost efficiency were used to refine strategy and optimise delivery across multiple locations.
All activity was planned, delivered, and evaluated within a consistent measurement framework, enabling clear performance comparison and continuous improvement.
The Solution in Action
Campaigns ran through a combination of always-on activity and tactical bursts aligned to key retail periods and seasonal moments. Creative was adapted by centre and audience, balancing brand-led storytelling with clear calls to action designed to drive engagement and visits.
Underperforming activity was refined or removed, ensuring media investment remained focused on the most effective channels, audiences, and formats.
For smaller retail destinations, activity was planned to balance local relevance with production efficiency.
